Sealcoating is a protective liquid coating applied to asphalt surfaces that helps shield pavement from water, UV rays, gasoline, oil, and oxidation. Think of it like sunscreen for your driveway. With proper prep and a 2-3 year maintenance cycle, it can help extend pavement life by roughly 5-10 years.

In Alaska, we recommend sealcoating every 2-3 years. Alaska's freeze-thaw cycles are hard on asphalt, and regular sealing helps slow water intrusion and oxidation. New asphalt should sit for at least one year before being sealed.

Typically 24–48 hours in Alaska depending on temperature, humidity, and sunlight. We'll give you a specific window when the job is done. We schedule jobs carefully to ensure proper curing conditions — your pavement needs to be dry and above 50°F during and after application for best results.

Sealcoating requires temperatures to be consistently above 50°F (10°C) during application and for at least 24 hours after. In Alaska, this limits the working season to roughly late May through September. We book up fast during this window, so we recommend scheduling your estimate early in spring.

🔧 Crack Repair & Potholes

Any crack wider than about 1/4 inch should be evaluated before sealcoating. Linear cracks, alligator cracking, or cracks near edges are signs water may be getting in and creating damage. When in doubt, request a free on-site inspection and we will tell you honestly what your surface needs.

We handle small patching with cold patch and seal edges when appropriate. If the underlying base is compromised or the damaged area is too large for small patching, we will explain that during the estimate instead of overselling the wrong service.

Most residential driveways are completed in a single day. Larger commercial lots may take 1–2 days depending on size and scope. We minimize disruption and always let you know the expected timeline upfront. Drying/curing time is additional (24–48 hours before driving on the sealed surface).

Yes — we handle both. For commercial properties we can also provide line striping, ADA-compliant markings, and ongoing maintenance programs. Commercial parking lot owners often find regular sealcoating and maintenance is far cheaper than addressing deferred damage.
